Greetings Michael! Thanks for slogging it out in Nashville, and best of luck to you in finding a new place. My ancestor, the hymn composer Daniel Read (1757-1836), likely didn’t have to worry about real estate. He just kept writing more hymns?

Also sorry one more important note, your demographic does not want any part of downtown, and the explosion that has happened. You will get some transit travelers to a show, but with City Winery most folks plan ahead to see a show, and that means locals ages likely 30-65, and they will come and spend as they have the most disposable income, and have loyal followings to list of the artist roster that you book. Donelson is at least half the square footage price of any fringe or up in coming neighborhoods in and around downtown and is established so going to that sketchy neighborhood in a Lyft until it becomes gentrified is eliminated, but although established it still has the same percentage of real estate value increases as the rest of the city. So it is still a great investment for future sale if need be.

Try TownePlace Suites Midtown, can book there for $150-$300, no matter what conventions in town. nice new hotel, only 4 years old. 3 minute Lyft to downtown, midtown, germantown, somewhat basic with out the thrills but super clean and has all the amenities for a business traveler: also it’s a Marriott Bonvoy property so can use points if a member. City Winery would kill it in Donelson, (Also the same area as Gaylord Opryland and The grand Old Opry) that is literally 15 minutes from all you demographic (Mt Juliet, Hermitage, Old Hickory, Downtown, Madison, Antioch, that would love to come see a show and dine and wine. You would also draw from Murfreesboro, Lebanon, Clarksville, Franklin, Bellevue, just 25 minutes away. As long as the right artist is playing they will all come, and likely there you would have the option of free parking although most folks when dinning out these days take a ride share so they can drink. There are not many cool old buildings in this area so it would be by the property and build, but something this unique in hip-Donelson would definitely fly, and be a breathe of fresh air for the many loyal music & Wine enthusiasts in Nashville and surrounding areas. Cheers!

A few years ago, I was traveling by car from Colorado and just winging the trip through New Mexico and so on into Nashville. I did not get a hotel room in advance because I thought how high could Nashville possibly be? The answer was more than NYC: $400.00 and upward. I looked at Booking.com and found a super cute apartment downtown and very modern for $110.00. I thought that was a fluke, so I just looked now for you to save you some money next trip, and here is what I got, and all got great reviews -

The Moxy is 2 miles from downtown - $175.00 a night with a balcony - $195.00,

Virgin Hotel Nashville - not downtown, yet not far from downtown or airport - $272 for a Chamber King,

Graduate by Hilton - very floral, $243, and right in the heart of downtown. It is a little too much for my taste, yet you can sleep with a portrait of Dolly over your bed.

The Noelle - $233.00 downtown,

Wayne's Guest House and Casual Club - downtown $202.00.

I enjoy reading your posts. Best of luck finding that venue. I wish you would look at Keansburg, NJ. I called that one - luxury condos being built within the last few months, with views of NYC and the bay. We need a nice boutique hotel and a City Winery. :)
